Period Property Extension, Little Eaton, Derbyshire

Property Summary

A semi-detached Edwardian property in need of a further extension to create an additional bedroom and playroom. The property had already had a single storey garage extension. The only way to add an additional bedroom effectively was to extend upwards on top of the existing garage extension.

Challenges

The designing of the extension was relatively straight forward , however the main challenge was in specifying the materials to tie in with the ‘old’ materials of the period property. Natural stone window surrounds and timber sash windows were specified to respect the age of the property and the surrounding conservation area.

The solution

Difficulties arose in designing the structure to fit on the top and next to an existing building. BDS Architecture Ltd designed an extension to tie together all the existing features including the roof line seamlessly.

The Outcome

The extension achieved everything the clients desired, an additional double bedroom with an en-suite bathroom, above the existing garage; in the roof space a further bedroom and playroom. The clients were so happy with the design and structure advice they received from BDS Architecture Ltd they commissioned the company to project manage and construct the extension.

Project reality

The new extension exceeded expectations, the new bedroom and playroom are spacious and an effective addition to the property. The design and build of the project is fully complimentary to the existing property and look seamless between old and new.
